This arrangement has studied from an architectonic vision in an attempt to form an urbanization of quality, fleeing from the abstract visions, but letting a margin of flexibility to be able to confront the future demands, always within the margins fixed by the effective city-planning legality.
The land has a smooth descending slope, from the highway towards the old line of the coast, which will facilitate the views from the future constructions, towards the sea and the delta, the two more interesting views, in addition to the Vista towards mountains, but this one last one is the direction of the prevailing wind and will be necessary to protect itself, not only reducing the openings, but also for that reason the deep spaces of the future constructions are being closed to the maximum towards the direction the northwest. But at the same time opening to the urban spaces towards the privileged views of the Delta and the Sea.
In addition to these criteria, considered in the city-planning conception and to respect to the maximum the adaptation to the topography existing, to conserve the stone walls and hoisted: olive trees and carob trees, like identification of the place, also have been created a road network and spaces public, with a predominantly peatonal character: first by its peatonales design, trying that does not cross the set of the urbanization the step vehicles, facilitating the circulation in the outer perimeter and second making streets and seats, without sidewalks, in which they penetrate the vehicles with a slow speed, not only due to the signals of traffic, but also by its characteristics of urban design and use of materials that they psychological invite to circulate slowly when feeling inside peatonales spaces. Favoring therefore the comfort and security of its inhabitants.
The city-planning norms determine a residential and hotel character in general, in addition to the commercial use and demand a low density of construction, with a coefficient of 0.20, which represents 80.000.-m2 of construction altogether, with heights of ground floor plus a floor, safe in the hotelkeeper-commercial zone next to the N-340 highway, which they allow up to three levels and in the zone next to the old line of the coast, which they allow more levels, if it is justified city-planning. In addition to the reserve of 4% of construction for equipment public and the accomplishment of green zones, that although are obligatory 10 % of the total of the land, in the project will be made more of 20%, that adding it to the avenues and land for the equipment is 45.57% from public occupation and 53.43% of occupation of the ground for private use. Mainly, the green zone has been located against the N-340 highway, of each side of the routes of the train, acting like barriers and in the torrent that is born in the land, from the high zone to the old coastline, in the North part of the land.
The dominant tipología is the one of unifamiliares houses, but also there is a part of plurifamiliares houses, reason why it takes advantage of to create a series of seats, of different forms, interlaced with a peatonal route from the high part to the old line of the coast, crossing the routes of the train by a peatonal footbridge, in whose roundhouses of connection privelegiados viewpoints form, is a connection between both sectors as well and the green zone, route that connects with the way that take until the "Bassa of them Olles", suspends next to the sea, within the perimeter of the "National Park of the Delta of l'Ebre.
